Obtaining NIE

The NIE is a compulsory number in Spain for all administrative procedures. It is essential for buying a property, opening a bank account, working, setting up a business or subscribing to essential services such as electricity and internet.

A tourist license is a legal authorization required to rent a property as tourist accommodation in Spain. Each region and municipality imposes specific regulations and requires official registration of the property with the relevant authorities.

After a property purchase, an inheritance or a change of owner, it is mandatory to update the name of the IBI (property tax) holder with the local tax office in Spain.

As the owner of a property in Spain, you are legally obliged to declare non-resident tax every year, even if you have no rental income.
SpainEasy Support can provide you with a comprehensive service tailored to your situation: without rental, with rental income or in the case of partial rental.
We take care of the assessment, preparation and submission of your tax return, right through to follow-up payment to the tax authorities.

The amount of tax due is not included in the service fee. The declaration must be made each year and per property.

Change of Tariffs, holders or Conditions of Contract for Energy or Services (Electricity, Water, Gas, Alarm, Internet)

When buying a property in Spain, it is possible to modify the tariffs or contractual conditions of energy or service providers, and to check the offers available for better optimization (electricity, water, gas, alarm, internet….). We can manage these steps to ensure a smooth transition and optimize your billing.

This tariff applies per modification and per supplier, covering the management of a change of contract or energy offer for a single service. Additional requests will be billed separately. For an increase in electrical power or a major change in water supply, additional documents (e.g. electrical bulletin for an increase in power) may be required by the supplier and are not included in this service. Fees and taxes imposed by the supplier remain the responsibility of the customer.

The Boletín de Instalación Eléctrica (CIE) is a compulsory document certifying that a home’s electrical installation complies with current standards.

We take care of all the formalities involved in obtaining the bulletin: making an appointment with an approved electrician and visiting the site, checking the installation, issuing the document and registering with the relevant authorities.

Mandatory when signing up for a new electricity contract, changing the electrical rating or checking the conformity of an old installation. Certain adaptations or changes to the electrical installation may be necessary and are not included in this service.

When purchasing a property in Spain where the water or electricity service has been cut off (baja), it is necessary to reactivate the contract with the local supplier. This includes carrying out the necessary checks and submitting the necessary documents to transfer the contract to the new owner’s name.

This service only applies to properties that have already had an active connection. It does not cover the initial installation for homes that have never benefited from these energies.

This rate applies per reactivation and per energy contract. Additional requests will be billed separately. Licencia de Habitabilidad or Segunda Ocupación is required to reactivate energy services and is not included in this service. Any debts to be settled, taxes or charges imposed by the supplier remain the responsibility of the customer and are not included in the tariff.

If you’re buying property in Spain and don’t yet have a NIE (Numéro d’Identification d’Étranger), obtaining a NIF is a solution that will enable you to move forward with the tax and administrative formalities involved in buying a property and signing at the notary’s office. However, the NIE will still be required to finalize the purchase, and you’ll need to obtain it after signing and take it to the notary to definitively validate the transaction (obtaining the NIE is an extra, not included in this service).

We support you throughout this process to ensure a smooth and legally compliant acquisition.
